A recent publication by RealEstateCoach.com (www.realestatecoach.com) shows clear and conclusive proof that using video to market a listing is now a critical component in any successful property marketing campaign.
The Holiday Edition newsletter, released last month, named video as the Real Estate Game Changer for marketing of properties online.
The lead article outlined the importance for agents to present themselves to potential clients as having a unique selling proposition – and with statistics showing that 73 percent sellers would list with agents that provide video services*, and only 1 percent of agents offering this, the provision of video in the marketing package would provide an agent with a 99 percent edge over competitors.
The article points out that after Google, YouTube is the most used search engine in the world – a fact that highlights how much video and live streaming is going to impact upon our internet use going forward. More data shows that the use of video improves a websites Google ranking, more so than blogs, or sites without video.
In a recent development, Google has added new software that translates the voice track on the video into searchable text – meaning that the search software will identify an appropriate video from a search function based on the content covered in the narration – this single fact may evolve into one of the most significant new search engine features of the next decade.
By offering video in your marketing portfolio you should not only get more listings, you will also get more buyers, and a better price for the property. It is a well known fact that emotion, not just features sell houses – and the best way to convey emotion is in a audio visual medium.
